Sounds to me like you have some sort of contamination of your boiler water. Many years ago I had an occasion where the water softener screwed up and let a very large amount of brine go into the boiler which caused a situation like you are describing. Check for possible condensate contamination. Steam leaks on the water column piping maybe could cause that. Good luck
