A quick way to check to see if you have a tube leak in the heat exchanger is:
Completely shut off the steam supply
Leave the domestic water ON
See if you get water out at the steam trap.
Sometimes, if this is a true heat exchanger, they are not build correctly for domestic water use. They should have bronze/brass head, tube sheet, and tubes. The discoloration may be from that.
