I have a peerless boiler, hot water system. Noticed water coming from the pressure relief valve. Pressure on the gauge is reading about 12 lbs. and the temperature reads 180 with the heat on. I don't hear any water running into the boiler. Could the pressure gauge be wrong? The heat is working in the house, all three zones. The system is about 10 years old. It has a diaphram expansion tank. Could the relief valve be just bad?
