I bought a house in December that has oil heat, steam radiators. I don't have any experience with oil or steam systems. The system is old but throws off a lot of heat. My tenant is complaining about exessive oil consumption. At the last 'tune-up' in November, the service tech recommended replacement of the burner. The K factor is 2.4 and I'm told it be around 5.
Is replacement the only option, or can the burner be cleaned? Will it have a dramatic impact on efficiency? What else should I look for to address low efficiency concerns?
